Listing Submission Guidelines
Welcome to Mossco Realty, a dedicated land-focused real estate listing platform built to help landowners, buyers, brokers, developers, and investors connect through structured land listings. To maintain listing quality, buyer trust, and platform transparency, all users submitting land listings on Mossco Realty are requested to carefully follow the guidelines below.
1. Platform Scope – Land Listings Only
Mossco Realty currently accepts land listings only. Eligible Listing Categories — you may submit listings for land such as:
- Residential plots
- Residential layout sites
- Commercial plots
- Commercial sites
- Agricultural land
- Farm land
- Conversion land
- NA / DC converted land (where applicable)
- Investment land parcels
- Development land
- Highway-facing land
- Corner plots
- Future-growth land opportunities
2. Listings Not Currently Accepted
Mossco Realty currently does not accept houses, apartments, villas, flats, residential rental properties, office interiors, built-up residential units, or property categories outside the current land-only platform scope. Any listing outside the current platform scope may be rejected or removed.
3. Coverage Area
Mossco Realty accepts land listings from across India.
4. Listing on Mossco Realty Is Free
Mossco Realty currently allows free submission of eligible land listings. However, free listing does not automatically guarantee listing approval, listing publication, enquiry generation, sale closure, premium placement, or continued display without updates. All listings are subject to platform review, relevance, and presentation suitability.
5. Who Can Submit a Listing?
The following users may submit land listings:
- Individual landowners
- Plot owners
- Agricultural landowners
- Farm landowners
- Commercial site owners
- Real estate brokers
- Channel partners
- Developers and layout promoters
- Authorized representatives of land sellers
- Investors selling land parcels
6. Accuracy of Information Is Mandatory
All listing information must be accurate, truthful, complete to the best of your knowledge, and not misleading. You should not submit false ownership claims, fake prices to attract enquiries, misleading location information, incorrect land extent or dimensions, false conversion or approval claims, old or unrelated photographs, duplicate spam listings, or inaccurate contact details. Mossco Realty reserves the right to reject or remove listings that appear incomplete, misleading, inconsistent, suspicious, or irrelevant.
7. Information You Should Provide in Every Listing
To create a clear and buyer-friendly land listing, please submit as much relevant information as possible. A. Listing Contact Details — full name, mobile number, WhatsApp number, email address (if available), and role (Owner / Broker / Developer / Channel Partner / Representative). B. Property / Land Details — property title, land category, total land area/extent, unit of measurement, dimensions/frontage/depth, facing details, road width/access details, boundary/fencing information, water/borewell/electricity details, and any special site features. C. Location Details — village/locality, town/taluk, district, nearby landmark, main road/highway connectivity, and a Google Maps link or approximate map reference if available. D. Pricing Details — expected price, price per sq.ft/acre/gunta if relevant, negotiable/non-negotiable status, and any important commercial terms. Do not intentionally mention unrealistic pricing to attract calls. E. Legal / Approval / Land Use Details — survey number, conversion status, layout approval details, khata/revenue/tax details if you wish to mention them, and any additional legal or land-use notes. Do not claim legal approvals, conversion status, or title clarity unless you genuinely have the basis to do so. F. Property Description / Highlights — road-facing advantage, corner plot status, highway access, nearby schools/hospitals/markets/town center, future growth potential, industrial/commercial potential, surrounding developments, and suitability for investment/farming/residential use. Please ensure all claims are reasonable and not misleading. G. Photos / Media / Visuals — land photographs, road access photos, site boundary/fencing images, aerial/drone images if available, map/layout sketches, and video walkthroughs if supported. Media Guidelines: upload only images of the actual land or genuinely relevant visuals, avoid low-quality/unrelated/misleading images, do not upload copyrighted content without permission, and do not upload images that misrepresent the property.
8. Quality Standards for Listing Approval
A listing is more likely to be approved and useful if it contains a clear land title/heading, correct district and location information, proper land area and pricing details, relevant contact information, useful land description, reasonable photo quality, honest and complete information, and alignment with the platform's land-only focus. Listings that are vague, incomplete, misleading, or outside the current platform scope may be delayed, rejected, or removed.
9. Listing Review Process
All submitted listings may go through a basic review process before publication. The review may consider whether the listing is land-related, whether it falls within the current platform scope, whether the information appears complete enough for publication, whether the listing contains suspicious/misleading/duplicate/low-quality content, and whether the media and text are suitable for public display. Mossco Realty may request clarification, edits, or additional details before publication.
10. Mossco Realty Reserves the Right to Edit Formatting
To maintain website consistency and improve readability, Mossco Realty may correct spelling or formatting issues, reorganize listing fields, shorten or clean listing descriptions, standardize headings or category labels, and adjust presentation layout for better user experience. However, such formatting edits do not transfer responsibility for the listing content to Mossco Realty. The original listing submitter remains responsible for the accuracy of the information.
11. Listings May Be Rejected or Removed If
A listing may be rejected, suspended, or removed if:
- It is not a land listing
- It falls outside the platform scope
- The information appears false or misleading
- Ownership / representation appears doubtful
- The listing is duplicated repeatedly
- Contact information is invalid
- The land is already sold but still shown as available
- Photos are fake, stolen, or unrelated
- The listing contains offensive, illegal, or objectionable material
- There are serious complaints about the listing
- The listing user fails to respond to clarification requests where needed
12. Keep Your Listing Updated
If there is any change in the status of your land listing, you should promptly request an update — land sold, land withdrawn from sale, price change, contact number change, correction in land area/dimensions, revised legal/conversion status, change in broker/owner representation, or updated photos or availability notes. Keeping your listing updated helps avoid confusion and improves trust with buyers.
13. No Guarantee of Sale or Enquiries
Mossco Realty is a land listing and visibility platform. Listing your land on the platform does not guarantee that a buyer will contact you, a sale will happen, a specific price will be achieved, the property will receive immediate attention, or the listing will generate a fixed number of leads. Enquiry response depends on many factors such as pricing, location, land quality, documentation clarity, market demand, and buyer interest.
14. Listing Users Must Be Honest About Ownership / Authority
If you are not the owner of the land, you must have permission or authority to market the property. Brokers, developers, and channel partners should not submit land listings without authorization, without basic knowledge of the land, or with false claims of exclusivity or ownership.
15. Legal Verification Is the Responsibility of Buyers and Sellers
Mossco Realty is not a legal due diligence or title verification platform. Submission or publication of a listing does not mean that Mossco Realty has verified title documents, survey details, conversion legality, absence of disputes, tax or revenue records, ownership rights, or investment safety. Listing users must avoid implying that publication on Mossco Realty is a legal endorsement.
16. Professional Conduct Is Expected
All listing users are expected to deal professionally with enquiries generated through the platform — responding respectfully to genuine buyers, sharing accurate basic information, avoiding abusive or deceptive communication, not misusing buyer contact details, and not using the platform for spam or unrelated marketing.
17. Best Practices for Better Listing Performance
To improve the quality and usefulness of your listing, we recommend that you use a clear property title, mention the exact village/locality/district, specify land extent properly, include price or at least an expected commercial range, upload clear site photographs, mention nearby landmarks and road access, keep your contact number active, update the listing if anything changes, and write a short but informative description.
18. Suggested Example of a Good Listing
A strong listing usually answers these basic questions: What type of land is it? Where is it located? How much area is available? What is the expected price? What is nearby? What access road does it have? Who should contact for details? Are there photos or map references? The more clearly you answer these questions, the better your listing will appear to buyers.
19. Declaration by Listing Submitter
By submitting a listing on Mossco Realty, you confirm that:
- The information shared is true to the best of your knowledge
- You are the owner or an authorized representative / broker / developer
- The media and content shared are lawfully usable by you
- The listing is for a land-related property only
- You understand that listing publication is subject to review
- You agree to Mossco Realty's Terms & Conditions, Privacy Policy, and platform disclaimers
