Seller / Listing Disclaimer
1. Purpose of This Disclaimer
This Seller / Listing Disclaimer applies to all landowners, plot owners, brokers, developers, channel partners, and other users who submit, upload, promote, or manage land listings on Mossco Realty. By submitting a listing or sharing property information, you agree to the terms of this Seller / Listing Disclaimer.
2. Land-Only Listing Platform
Mossco Realty is a specialized land listing platform and currently deals only with land listings. The platform accepts land opportunities from across India. Listings may include residential plots, commercial plots, agricultural land, farm land, conversion land, layout sites, investment land parcels, and development land opportunities. Listings outside the platform's current scope may be rejected or removed.
3. Free Listing Does Not Mean Guaranteed Publication or Sale
Mossco Realty currently allows free listing submission for eligible land properties. However, free listing does not guarantee publication, visibility ranking, enquiries, buyer conversion, or transaction closure. Publication, visibility, and response depend on listing quality, market demand, pricing, documentation clarity, location attractiveness, and platform decisions.
4. Seller / Listing User Is Responsible for Accuracy
The seller, owner, broker, developer, or listing representative submitting a land listing is solely responsible for the accuracy, truthfulness, and legality of all information provided — including ownership representation, land category, location details, land extent and dimensions, survey number details, pricing, approval/conversion claims, road access and feature claims, photographs/maps/videos, availability status, and contact information. Mossco Realty relies on information submitted by listing users and does not assume responsibility for inaccurate, incomplete, outdated, or misleading listing content.
5. Authority to List Is Mandatory
By submitting a listing, you represent and warrant that you are the owner, authorized representative, broker, developer, or legally permitted marketing contact for the land, that you have the right to submit the listing and related media, and that you are not misrepresenting ownership or authority, and not listing land without consent or lawful authorization. If you are a broker or intermediary, you must have valid authority or seller permission to market the land.
6. No False, Misleading, or Fraudulent Listings
You must not submit any listing that contains false ownership claims, misstates land area or dimensions, uses fake or manipulated location details, misrepresents conversion/approvals/legal status, hides known disputes or material defects intentionally, includes misleading pricing solely to generate enquiries, uses photos or media without authorization, or impersonates another owner, broker, or developer. Mossco Realty reserves the right to reject, suspend, edit, or remove such listings without prior notice.
7. Listing Review and Editorial Rights
Mossco Realty reserves the right to review all submitted listings, edit formatting or categorization, correct obvious formatting issues, reject incomplete or irrelevant listings, suspend suspicious or duplicate listings, remove outdated/misleading/unauthorized listings, and request supporting clarification before publication. Mossco Realty is under no obligation to publish every submitted listing.
8. Seller Must Update Changes Promptly
The listing user must promptly inform Mossco Realty if the land is sold, no longer available, the price changes, the contact number changes, listing details were submitted incorrectly, ownership/representation changes, or legal/access status changes materially. Failure to update information may result in outdated or misleading public listings, for which the listing user remains responsible.
9. No Guarantee of Buyer Quality or Deal Closure
Mossco Realty may generate enquiries or visibility, but it does not guarantee the seriousness of all buyers, buyer eligibility or financial capacity, conversion of enquiry into sale, final sale price, speed of sale, or smoothness of negotiation. Sellers should independently verify buyer seriousness and proceed with appropriate caution in all negotiations.
10. Mossco Realty Is Not Responsible for Private Negotiations
Any negotiation, pricing discussion, token advance, site visit arrangement, agreement, commission discussion, or transaction between the listing user and a buyer is the responsibility of the parties involved. Mossco Realty shall not be liable for buyer default, negotiation failure, payment disputes, commission disputes, oral commitments made by either side, registration delays, disagreements after site visits, or any private arrangement outside the platform.
11. Listing Media and Content Responsibility
If you submit photos, maps, brochures, videos, layouts, or any other media, you confirm that you own the material or have permission to use it, it does not infringe third-party rights, it is not misleading or materially deceptive, and it may be displayed on the website for listing and promotional purposes. The listing user remains responsible for the legality and authenticity of all submitted content.
12. No Legal Certification by Mossco Realty
Publication of a listing does not mean that the platform has legally certified title ownership, survey accuracy, conversion legality, approval validity, litigation status, tax compliance, or overall land marketability. Listing publication should not be represented to buyers as a legal endorsement by Mossco Realty.
13. Seller / Broker Must Deal Fairly With Buyers
Listing users are expected to deal with buyers in a lawful, fair, and transparent manner — sharing correct basic facts, avoiding deceptive pricing tactics, not concealing known material issues intentionally, maintaining professionalism during site visits and negotiations, and not misusing buyer contact information.
14. Removal / Suspension of Listings
Mossco Realty may remove, suspend, or decline any listing if it is outside the land-only platform scope, the information appears misleading, the listing is duplicated, it violates platform policy, the listing user misuses the platform, legal concerns or complaints are raised, or the listing is outdated or irrelevant.
15. Indemnity by Listing User
The seller / broker / developer / listing user agrees to indemnify and hold harmless Mossco Realty from claims, losses, complaints, legal disputes, damages, or liabilities arising from false listing information, unauthorized listing submission, title disputes, copyright violations in submitted media, buyer claims based on seller misrepresentation, violation of law by the listing user, or misuse of the platform.
16. Seller / Listing User Bears Full Responsibility for Listing Claims
Any claim made in a listing — including land category, pricing, dimensions, approvals, access, future potential, investment potential, or sale readiness — remains the responsibility of the person who submitted or approved the listing. Mossco Realty does not assume ownership of such claims merely by publishing the listing.
17. Acceptance of Seller / Listing Disclaimer
By submitting, uploading, or promoting any land listing through Mossco Realty, the seller / broker / developer / listing representative confirms that they have read, understood, and accepted this Seller / Listing Disclaimer.
