Mossco Realty does not own, develop, construct, or hold title to the properties listed on its platform unless specifically stated in writing. All properties are listed based on information, documents, and representations provided by the respective property owners, authorized representatives, or listing partners.

2. Information Provided by Sellers / Property Owners

All property details including, but not limited to, location, dimensions, extent, survey numbers, approvals, conversion status, title documents, pricing, legal status, road access, amenities, photographs, videos, and related descriptions are provided by the respective property owner, seller, developer, or their authorized representative. Mossco Realty does not independently guarantee the absolute accuracy, completeness, or legal validity of such information.

3. Verification Responsibility of Buyers

Prospective buyers, investors, and interested parties are strongly advised to independently verify all property-related details before entering into any transaction. This includes, but is not limited to:

  • Title and ownership verification
  • EC, RTC, mutation, khata, tax records, and survey details
  • Land use, conversion, approvals, and zoning compliance
  • Encumbrances, litigations, court matters, or third-party claims
  • Physical measurements, site boundaries, road access, and actual ground condition

5. Brokerage / Facilitation Role Only

6. No Guarantee of Transaction Completion

7. Limitation of Liability

Mossco Realty shall not be held liable for any loss, dispute, delay, damage, misrepresentation, title defect, legal complication, financial loss, regulatory issue, or claim arising out of:

  • incorrect or incomplete property information provided by owners / sellers / third parties
  • failure of buyer or seller to complete due diligence
  • disputes between buyers, sellers, landowners, developers, agents, or third parties
  • changes in price, availability, government regulations, approvals, or market conditions
  • unauthorized commitments made by any third party without written approval of Mossco Realty

8. Independent Decision by Users

All users, including buyers, sellers, investors, and channel partners, are solely responsible for their own decisions, negotiations, verification, payments, and transaction execution. Any decision taken based on information viewed on Mossco Realty is entirely at the user's own discretion and risk.

9. Right to Modify or Remove Listings

Mossco Realty reserves the right to modify, suspend, reject, or remove any property listing, content, or associated information at any time without prior notice if found incomplete, misleading, disputed, non-compliant, or unsuitable for the platform.

10. Acceptance of Disclaimer

By using Mossco Realty's website, services, property listings, WhatsApp communications, brochures, advertisements, or by engaging with our team, the user is deemed to have read, understood, and accepted this disclaimer in full. For a safe and transparent property transaction, all parties are advised to conduct proper legal, financial, and technical due diligence before proceeding.
